Fairfield is coastal humidity plus older wood-frame houses. Colonials and capes in Greenwich, Darien, Westport, or Norwalk often have finished cellars and a stone foundation that wicks. Sound-side cottages stay damp after a storm even when the first floor looks dry. Inland towns still get wet crawl spaces and attic leaks into insulation. A buyer who wants a PDF before closing is a notes field, not a promise that we walk in. Write “finished basement,” “Sound-side,” or “Colonial / plaster” if that is you.
You should get back: notes on every wet-looking room, moisture readings, what was not opened, samples only if they change the decision, and a next step. We do not quote a BreatheSafe price. We do not invent a Connecticut license number. A general home inspection is not a mold inspection.
