Mold in the Bronx follows the building: steam, brick, and wet cellars
A five-story walk-up in Fordham. A two-family in Throggs Neck. A garden apartment in Kingsbridge. Steam risers sweat. Party walls pass a leak downstairs. You want the wet material out and the apartment livable. BreatheSafe takes that request and tells you what a licensed job should include. We do not send “our Bronx crew.” Take five yes/no questions, then leave a number. Or call (516) 928-MOLD.

A licensed New York remediator is a separate company. The assessor who writes the scope should not be the firm that tears out the drywall. We do not perform either job.
The housing, not the slogan
If you only need a look, use the NYC inspection page or Manhattan inspection. Across the river, see Queens remediation. North of the city line: Yonkers remediation. If the fear is a dark stain, read black mold.
The Bronx is older housing and steam more than a waterfront condo story. Prewar walk-ups in Fordham or University Heights have cast risers that sweat in winter and wet the radiator corner. Two-families in Throggs Neck or Pelham Bay share a party wall; a leak on one side can stain the next dining room. Garden-level and basement units in Kingsbridge or University Heights sit near stoop drainage and stay humid after a “dried” flood. Finished cellars often still have carpet pad. Remediation does not legalize a cellar bedroom. High-rise stock along the Grand Concourse is often a fan-coil closet or a bath fan that vents nowhere. Say which on the form.
Ask a licensed job for: a written scope from a licensed mold assessor, the water source named, containment, removal of wet drywall/pad/insulation in bags, and clearance by someone who did not do the tear-out. Do not accept “we spray and leave.” In buildings with 10+ units, Local Law 55 gets stricter once a patch is over 10 sq ft. Tenants: tell the owner in writing. 3+ apartments: HPD / 311. We do not file.

Musty smell? Leak or leftover moisture in the past year? People feel worse inside? Dark spots or fuzzy growth? A closed room often humid?
