Inner-ring suburbs in Essex, Union, and Passaic are ranches and Colonials with finished cellars and a sump that ran after a wet week. Industrial-adjacent blocks can have leftover moisture after a flood that “dried.” A first floor that still smells in August is leftover wet pad, not a vibe. Ask a local job for: a written scope, the water source named and stopped, containment, removal of wet drywall/pad/insulation in bags, and a look after the work by someone who did not do the tear-out.
